I thought US had a better tax system than Canada. Maybe I was wrong? In Canada the municipalities outsource taxation to MPAC (Municipal Properties Assessment Corporation) a 3rd party CO. that gets funded from Taxpayer dollars to Assess how much to charge for your property taxes! Does that not sound like charging taxes on taxes!?
Property taxation is supposed to be value based but this is not the case. Properties in Canada can be 1 million dollar value but the taxes can range from $1500/year to 10,000/year for the same value property! Worse, some properties with MORE land garner LESS taxes!??
So I checked Realtor.COM (not .ca) to check US properties. (You can search by map) I was shocked to find these examples and how much the taxes were…
I always thought property taxes were lower in the US. I guess it varies from state to state but wow. We were just in Youngstown NY so I checked some listings;
Here's a house asking 870,000 and the taxes are $13,481 for 2023
550,000 and the taxes are nearly 10,000/ year!?
Here's one asking 1.3m (dropped from 1.6) the taxes are 24,000 per year!
239,990, taxes are 3911 - house is not too bad either! have a look!
Oddly, on the listing it shows how the taxes have actually DROPPED over the years, unlike Canada where they ONLY go up. Property taxes have NEVER gone down in Canada! On the listing, click on "Tax History" and "more" you can see how the taxes actually came down in the last few years.
This one is asking 3,750,000 (dropped by 450k). Now I know that’s a lot of money but the taxes are 32,188/year!
So those were all in Youngstown NY. Now let's compare..

Here's a house that was once listed at $1,350,000, then dropped to $1,250,000, then a sharp drop to just $250,000, now they are asking 350k!? Maybe foreclosed? This is all between February and August 2024! Its 3,300sf bungalow (lots of area on one floor) sits on 20 acres and the taxes are $8,100/year. Still really high but way better than NY!
